Key Takeaways
- What is happening in this exact segment and area? Compare supply, competitors and evidenced enquiries rather than relying on an island-wide growth headline.
- What will you pay for and receive after handover? Check the operator, services, recurring costs, personal-use rules and the basis for any rental scenario.
- What right will be registered? Review ownership structure, title, contract and term with independent specialists before making a substantial payment.
A first-hand report from C9 Sessions: Bang Tao supply, FazWaz enquiries, Japanese buyers, Khao Lak, Central Phuket and property rights.
On 3 November 2026, my wife and I arrived at The C9 Sessions — The Luxury Edition in the Similan Ballroom at SAii Laguna Phuket. Our photo at the entrance shows us in front of a residence rendering. Inside, the conversation quickly moved beyond attractive images: speakers discussed Phuket's supply of homes, international buyers, hotel services, communities and property rights.
As a co-founder of PhuketStayPro, I value events like this because they let us compare a project's story with market evidence, then turn what we hear into better questions for buyers. C9 Hotelworks organised the afternoon with Mrs. B Group and Delivering Asia. Developers, hoteliers, brokers, researchers and a lawyer took the stage. The room was full; just outside it, developer stands lined the corridor, waiting for the conversations that would continue after the sessions.

The room stayed busy as the presentations moved from projects to market data and buyer questions.
The red slide: where Phuket's supply is concentrated
One image stayed with us: C9's red-and-white market slide, putting visitor numbers, hotel rooms in the pipeline and homes for sale side by side. After talk of luxury concepts, it brought us back to a practical question: how many comparable homes will a new purchase compete with?

C9's overview uses defined periods and categories. Supply is not the number of completed sales.
We remembered an estimate mentioned at the event of around 14,000 apartments in Bang Tao. To check the wider picture, we read C9's published market report. As of September 2026, it counted 17,388 residential units of different types for sale in Bang Tao and Cherngtalay. That was 39% of Phuket's 45,027 units for sale, the largest share of any area. An apartment estimate and a total for all residential types measure different things; treating them as interchangeable would hide that distinction.
The red slide puts the island-wide total in context: 45,027 residential units across 403 developments. 83% are condominium units, while 11% are branded units; the two categories can overlap. For a buyer, the number of direct competitors near a particular home matters more than an island-wide headline.
C9 also reports that half of Phuket's branded-residence supply is located in this area. For a buyer, that calls for a closer look at competing projects, completion dates, service charges, the actual rental arrangement and the reasons a particular unit might stand out.
One market, two speeds
Another photographed slide came from FazWaz and carried a pointed headline: Phuket is a two-speed market. In FazWaz Group's data, Phuket enquiries about buying rose 9% in January–September 2026 compared with the same period in 2025, while enquiries about new homes rose 17%. Enquiries about buying condos were up 3%.

These are changes in FazWaz enquiries, not completed transactions or property prices.
This was the slide that made the phrase “the market is growing” feel inadequate. Enquiries about new homes and about condos do not move at the same pace. A forecast for a particular home should be tested against its own segment, location and running costs.
The buyer arrives with a different point of reference
During the panel on luxury property customers, speakers described noticeable interest from buyers in Japan. One idea stayed with us: some Japanese buyers see Phuket prices as relatively accessible compared with the premium market they know at home. That was a view expressed in the discussion, not a published count of transactions with Japanese clients. It helps explain why the same property can look very different depending on the market a buyer uses for comparison.

The panel explored who today's luxury buyer is and what they expect from a property.
For us, the useful next step is to bring the focus back to one buyer's plans. Is this a home for everyday life, seasonal stays or managed rentals? What comes with the price? What limits personal use? How much will ownership cost after handover? The answers belong in the documents and terms for the specific home.
The city around the residence matters too
Central Phuket's expansion came up as part of a wider change in how the island presents itself to residents and visitors. Central Pattana plans to attract more brands and strengthen the luxury offer. In its official expansion announcement, the company describes a larger development and a doubled luxury zone at Floresta. That adds context to Phuket as a place for year-round living; a shopping-centre plan alone cannot establish the future value of a nearby apartment.
Another scene showed representatives of Gardens of Eden Phuket and Minor Hotels discussing a new lifestyle hotel. Here the property story ran through operations and the guest experience. When a residence is marketed alongside a hotel or lifestyle concept, we want to know who will operate it, which services are included, how owners may use it and where the contractual terms differ from the brochure. Our guide to branded residences in Phuket looks at those questions in more detail.

The Gardens of Eden discussion linked real estate to hotel operation and the guest experience.
Khao Lak: a community that gives people a reason to return
The programme spent real time on Khao Lak. Speakers described how surfing and a welcoming community helped create activity around a destination. We kept thinking about the low season: people can arrive for the waves, meet friends and remain connected to a place when a conventional beach-holiday calendar looks quieter. Memories Surf House says Khao Lak's usual surf season runs from April to October.

The Khao Lak story was about people and shared activities as much as buildings.
That is no guarantee of occupancy for any home. It does suggest a useful question when comparing locations: why would someone return outside peak holiday weeks? Nature, sport, culture, schools, food and friendships can all play a part, even when they do not fit into a rental-yield spreadsheet.
Sessions on luxury home exchange and art curation pushed the same thought in different directions. A second home can give access to travel experiences; art can give a residence a stronger sense of place. The two photographs below tell different stories, yet they led us to one question: what does an owner actually gain from this place after the purchase?

Home exchange offered another way to think about the use of a second home.

Art was discussed as part of the experience of a place.
The closing question: what right will the buyer hold?
Near the end, lawyer Desmond Hughes spoke about Sap Ing Sith (ทรัพย์อิงสิทธิ). In brief, it is a registrable right to use specified immovable property for up to 30 years under a Thai law enacted in 2019. The Thai Department of Lands publishes the official text. It does not mean ownership of the land. Whether it suits a particular purchase, and its registration, costs and transfer terms, need review by an independent Thai lawyer for the specific property.

The legal session brought the afternoon back to the rights behind every property concept.
After the stage, the conversations continued
When the sessions ended, guests moved out to the developer stands and networking area. We exchanged contacts with several colleagues. The friendliness of Phuket's property community was especially clear in those conversations: the discussion continued after the microphones were switched off. Thank you to everyone who invited us and shared their experience.
We left with three questions we would ask before a property purchase:
- What is happening in this exact segment and area? Compare supply, competitors and evidenced enquiries rather than relying on an island-wide growth headline.
- What will you pay for and receive after handover? Check the operator, services, recurring costs, personal-use rules and the basis for any rental scenario.
- What right will be registered? Review ownership structure, title, contract and term with independent specialists before making a substantial payment.
If you are choosing a home or investment property in Phuket, PhuketStayPro can turn those questions into a practical comparison. We can shortlist options for your budget and purpose, request current prices, floor plans and availability, review the terms of selected units and support you from viewing through the transaction. Leave your full name and WhatsApp number and the short form will open a conversation with us.
This report draws on our visit to The C9 Sessions on 3 November 2026 and our own photographs. C9's supply data is as of September 2026; FazWaz percentages compare enquiries from January–September 2026 with the same months in 2025. Project plans and the terms of any specific property should be checked again when you make a decision.
