One-Bedroom Plus or Two Bedrooms in Phuket: Check the Extra Room
A “one-bedroom plus” condo in Phuket may offer a useful study, but the label alone does not make it equivalent to a two-bedroom home. Decide whether the additional space must serve daily work, occasional guests or a permanent bedroom. Test that use on the exact plan before comparing prices.
Put furniture and people on the plan
Mark a realistically sized bed, wardrobe, desk and the space needed to open doors. Check whether someone must cross the extra room to reach the balcony or bathroom. A space that works as an office by day may stop functioning when a sofa bed is open.
During a viewing, close the partition and ask another person to speak in the living room. Check privacy, daylight, ventilation and cooling provision. Record whether the space has a proper door or only a movable screen. For an unfinished project, request dimensions and specifications rather than judging a wide-angle rendering.
Keep marketing and permitted use separate
Ask the seller how the room appears on approved drawings and have the relevant professional confirm any proposed alteration or sleeping use. Do not assume a furniture package makes a space an approved bedroom. Check emergency access and occupancy restrictions with the building and appropriate advisers.
Airbnb’s sleeping-arrangement guidance encourages detailed descriptions of where guests sleep. A platform description does not certify a room under Thai building rules.
Compare the right alternatives
For a family living near Phuket Town, everyday privacy may matter more than an occasional extra bed. For a Bang Tao holiday base, flexible work space may be enough. Compare total purchase and running costs with a genuine two-bedroom alternative in the same area. Ask for comparable rental records instead of applying two-bedroom revenue to a smaller layout.

Fact-check flags
Room classification, approved use, alterations, occupancy, cooling and rental suitability require unit-specific confirmation. No rental premium or legal bedroom standard is asserted.
