There is no universal winner between a new condo and a resale unit. The useful comparison is what you can verify before committing: the current condition, the building’s operating history, what the contract promises, and what costs or rules affect your intended use.
For a resale, review the record
Inspect the apartment and ask for dated maintenance and repair information. Request recent juristic-office records, current rules, insurance details, common-fee status and any planned building works. Ask whether appliances and fixtures stay with the sale and have their condition written into the inventory. Speak with the seller about problems, then check available records rather than treating a verbal assurance as proof.
For a new unit, reconcile promises and delivery
Match the unit number, floor plan, finishes and included equipment to the signed documents. During a permitted walkthrough, make a room-by-room list of incomplete or damaged items and obtain a written handover and rectification process. Ask which shared facilities are open, what remains under construction and how management will operate them. Keep renderings and sales material separate from the signed specification.
Compare like with like
Build a side-by-side file for the exact units: usable layout, light and noise, parking or storage rights, expected recurring charges, insurance, management terms and any restrictions on renovation or rental.
