REIC put the average advertised price of a listed Phuket second-hand home at THB 9.3m in Q2 2026. It is an average of asking prices, not a sale price, valuation or budget recommendation for a particular unit.
Short answer: REIC reported an average advertised price of about THB 9.3 million per listed second-hand home in Phuket at the end of Q2 2026, compared with THB 8.5 million a year earlier. That is a summary of listed properties in the report’s dataset. It does not tell you what a condo, villa or parcel in a particular district is worth, and it is not an average completed sale price.
Why can the island-wide average mislead?
An average blends different types of homes, sizes, locations, conditions and ownership arrangements. A change in the mix of listings can move the average even when comparable properties have not changed in price. The REIC release also reports a total advertised value, which should not be mistaken for cash exchanged in registered transactions.
Use THB 9.3 million as a dated market descriptor and a prompt to investigate, not as an anchor for an offer. For a target property, build a small comparison set in the same project or immediate area. Record the date and source for each listing, confirm that it is still available, and compare asking figures with any verifiable completed transactions. Adjust the comparison for floor/land area, view, renovation, tenure, furniture, occupancy and maintenance obligations. If the available evidence is thin, say so rather than inventing a discount or premium.
REIC’s Q2 2026 release defines the national report and provincial tables. For a property-level method, see how to test a Phuket asking price with comparables, then explore Phuket districts and projects and developers.

Fact-check flags: THB 9.3m and THB 8.5m are REIC averages of advertised resale prices for the periods shown; the figure is time- and dataset-specific. It is not a transaction average, appraisal, representative price for every property type or forecast. Confirm any comparable listing and obtain independent valuation/legal advice for the property under review.
