A managed villa estate needs rules as well as services
Villa buyers often inspect the private house carefully but treat estate governance as a monthly fee. Yet road repairs, drainage, gates, security, landscaping and shared utilities can affect both daily use and resale.
Read the operating constitution
Ask who owns each common asset and which entity employs staff, signs contracts and collects charges. Review the management agreement, estate rules, recent budgets, invoices, arrears, reserve balance, insurance and meeting records. Identify owner voting rights, quorum, manager appointment and removal, audit access, conflicts of interest and the process for special assessments.
Model at least three cases: normal operations, a major shared repair, and a period with owner arrears. A low current fee is not automatically efficient if reserves are absent or maintenance is deferred. A high fee is not automatically poor value if scope and evidence are clear.
