A single-storey Phuket villa keeps more daily activities on one level; a two-storey layout can separate sleeping and social spaces. The better choice depends on the exact plan and household. Compare usable rooms and routes before treating either layout as a premium feature.

Walk through a normal day

Trace the route from parking to the kitchen with groceries, from each bedroom to a bathroom, and from the laundry area to drying space. Include an evening trip for water and the movement of luggage. A ground-floor bedroom helps only if the bathroom and essential living areas are also usable by the person who needs it.

In a two-storey villa, check whether parents and children would sleep on different floors and whether guests must cross private rooms. Look at stair lighting, handrails, landings and the route outside in an emergency with a qualified inspector. A property described as single-storey may still have steps between the gate, terrace and pool.

Compare the same usable accommodation

Put furniture on both plans. Separate enclosed living space from covered terraces, stairs and voids; confirm the basis of advertised area. Record how much private garden remains and whether neighbouring windows overlook bedrooms.
