Thailand’s 0.01% Property Transfer Fee in 2026: Who Qualifies?

Thailand’s 0.01% Property Transfer Fee in 2026: Who Qualifies?

Thailand’s temporary 0.01% registration-fee measure is limited to eligible transactions by Thai individual buyers and is subject to value and timing conditions. Foreign buyers should not assume they qualify or budget on the reduced rate.

Short answer: the temporary 0.01% transfer and mortgage registration rates through 30 June 2027 are not a general discount for every Phuket buyer. The current measure is for qualifying transactions involving an individual Thai national, with property sale price and official appraised value each no more than THB 7 million; a qualifying mortgage must also meet its own limit and be registered at the same time. Foreign buyers should budget using written confirmation from the Land Office and transaction professionals.

What does the measure cover?

The Ministry of Interior issued separate notifications for qualifying transfers of houses/related land and registered condominium units. The measure took effect on 1 July 2026 and runs until 30 June 2027. For the reduced transfer rate, both the sale price and official assessed value must be at or below THB 7 million, and the buyer must be a Thai individual. The reduced mortgage registration rate has additional conditions, including the mortgage amount cap and simultaneous registration with the transfer. Do not confuse a registration fee with withholding tax, specific business tax, stamp duty, juristic-person charges or a contractual allocation of costs.

Before setting a closing budget, ask the responsible Land Office which notification applies to the property and buyer, what value is used for each calculation, and what fees or taxes remain. The Department of Treasury’s valuation search helps locate an official assessed value, but does not decide eligibility or calculate every closing cost. Compare it with our broader Phuket transfer-fee and tax checklist and get property-specific advice.

Fact-check flags: eligibility, caps, effective dates and scope are based on Ministry of Interior notifications published in the Royal Gazette on 1 July 2026. The measure is temporary and may be amended. It does not automatically apply to foreign individuals, companies, every property or every transaction cost. Confirm current treatment with the Land Office and a qualified Thai tax/legal professional before relying on a figure.
