Multiple AI-attributed enquiries, with at least two distinct CRM contacts
A read-only CRM audit found three property-brochure lead rows with the exact utm_source chatgpt.com. They deduplicate to two contacts, dated 12 and 17 July 2026.
Published 23 August 2026
What the CRM shows
The first contact has call and WhatsApp follow-up activities and an open/new property-sale opportunity listing THB 4,390,000 as the property value. The second downloaded two different property brochures and has no recorded qualification or deal.
Enquiry is not revenue
Three lead rows are not three people. An open opportunity is not won, paid, closed, commission, or revenue. No sale or revenue is established by this evidence.
Separate self-reported evidence
A redacted evidence artifact dated 15 August 2026 records an inbound prospect saying, “We found you through ChatGPT.” The identity cannot be matched to either CRM contact, so it is not counted as a third unique person and may overlap.
AI discovery still needs local human verification
AI search can help people find options. Phuket property decisions still require current availability, site checks, appropriate document review, and local verification.
Source-unknown inspection enquiry
The separate enquiry about inspection coordination for 15 units totaling 606 sqm remains source-unknown. It must not be attributed to ChatGPT and is not included in the AI-attributed counts.
How to read these numbers
- Technical UTM attribution and a prospect’s self-report are different evidence types.
- Lead rows are form submissions; unique contacts are deduplicated people.
- An open opportunity is pipeline, not a completed sale or revenue.
- Property facts and availability should be reconfirmed locally.
No private screenshots or personal contact details are published.
