How to check a Phuket villa management company

When assessing your property, ask who handles operations, how the money is reconciled and what happens when the agreement ends. Settle these points before handing over keys or listing access.

  1. 1Operator and local contact

Confirm the contracting entity, the person responsible for your property and how urgent guest or maintenance issues are escalated.

  2. 2Permitted rental plan

Check the property and estate rules for the intended rental use, then agree which booking channels and owner-use dates fit those rules.

  3. 3Fees, costs and statements

Ask for the fee basis, platform charges, approval rules for repairs and a sample monthly statement showing bookings, revenue, deductions and owner payout.

  4. 4Owner control and exit

Agree how you see bookings, approve major expenses, receive payouts and regain keys, listings and records when management ends.

Owner FAQ

How much do you charge?

Our standard management fee is 30% of accommodation revenue after booking-platform commissions. It covers marketing, home staging, photography, guest management, check-in/check-out and coordination of cleaning and maintenance. An existing agreement may set a different rate; the written contract confirms the rate, scope and separate property costs.

Do I pay anything if the villa is empty?

No. We are paid a percentage of rental income, so if there are no bookings there is no management fee. We only earn when you earn — our incentives are aligned with yours.

What costs stay with me as the owner?

Running costs of the property itself: utilities (electricity, water, internet), consumables and guest supplies, repairs and replacement of appliances or furniture, property and rental taxes, insurance, and any estate/juristic fees. Platform commissions (Airbnb, Booking.com) are passed through transparently. Everything is itemised in your monthly statement.

How and when do I get paid?

We collect the rental income, deduct our management fee and any agreed running costs, and transfer the balance to you every month together with a full statement of bookings, income and deductions. You also see it live in your owner dashboard.

How soon can my villa start earning?

Onboarding — assessment, staging, photography, listing setup and pricing — usually takes 7–14 days. First bookings typically arrive within 2–4 weeks, depending on season and the property.

Can I still use my villa myself?

Yes. You can block your own dates any time in the owner dashboard or by telling your manager, and we work the calendar around your personal stays.
