Choose between Bang Tao and Phuket Town by testing your recurring errands from the exact property. A pleasant holiday walk does not show how you will collect groceries, reach an appointment or get home in rain. Build the comparison around your weekly routine rather than a general “walkable” label.

Use the same errand list in both areas

Choose the grocery shop, pharmacy, exercise stop and other services you actually expect to use. Begin at the property entrance, including any long internal estate road. Repeat under ordinary conditions

Try the trip carrying a normal shopping load. Revisit at your expected travel time and, where safe, after rain. Note when you would choose a car even if the distance looks short. Include transport availability and actual quotes in the budget, without treating one fare as a permanent price.

For a family, add the school route from the exact gate. For a home used by older relatives, test the required access features with them. Avoid averaging away a difficult essential journey: one unavoidable crossing can matter more than several easy café visits.

Turn the trial into a shortlist

Create one sheet per home: essential errand, observed route, backup transport, unresolved issue. Decide which inconveniences are acceptable and which would change the property choice. Do not infer rental yield or resale growth from foot traffic alone.
