Blackout curtains are a recognizable accommodation feature in Phuket, but buying fabric with that label does not prove the bedroom becomes dark. Owners should assess the complete installation, the way guests operate it and its cleaning needs before making a listing promise.
Test the installed result
Close the curtains during daylight and observe gaps at the sides, top and centre. Repeat from the bed position, including any glass doors or other windows. Note whether a bedside lamp or outside corridor light creates a separate issue after dark. Photograph the arrangement for your records without editing away visible light.
Check whether the panels move easily and stack clear of the door or window when open. Guests should not have to pull furniture aside or climb to reach a control. If there are cords or other concerns, obtain suitable safety advice for the actual product and household; do not improvise an installation from a marketing image.
Price the whole installation
Ask suppliers to quote measurement, track, lining, fittings, installation and any permitted making-good work. Confirm whether building rules affect fixing locations or the external appearance of window coverings. For motorized systems, establish manual operation, servicing and replacement arrangements before paying for the upgrade.
Agree how panels are removed, cleaned and refitted according to the maker's instructions. Include turnaround time and a practical backup if cleaning or repairs overlap with a booking. A fabric quotation alone does not represent the ownership cost.
Describe what guests will receive
Use accurate wording about the installed feature and avoid medical sleep claims or guaranteed room darkness unless justified by evidence. Track actual maintenance and guest feedback rather than assuming new curtains will increase rates or occupancy.
