Corner or Middle Condo in Phuket: Compare the Actual Layout
A corner condo in Phuket is not automatically the better purchase. Compare the actual plan with a middle unit in the same building, keeping floor, condition and ownership requirements as similar as possible. More external walls or windows can change how the home works without necessarily improving its value to you.
Start with usable space
Place your own bed, sofa, dining table and storage on a measured plan. Note doors, columns and circulation routes. A second window may bring another outlook but remove the only useful wall for a wardrobe or desk. Compare the usable arrangement, not just the advertised floor area.
Check whether the entrance sits beside a stairwell, service cupboard or corridor turn. A corner label does not establish fewer disturbances. Visit with permission and listen from the bedroom as well as the living room. Ask which neighbouring spaces are residential and which serve the building.
Test the extra exposure
Look through each window from normal sitting and standing positions. Identify neighbouring balconies, roads and vacant plots. Record privacy with curtains open and closed. In a coastal Phuket building, also have a qualified inspector assess visible window condition and signs of water entry; additional glazing is not proof of either better or worse construction.
Return at a different time to assess daylight and room comfort. Ask for actual utility records where available, while recognising that the previous household's settings and occupancy affect consumption. Do not convert the direction of one window into a promised energy saving.
Separate enjoyment from resale assumptions
Prepare two total-cost comparisons including price, documented fees, necessary furnishings and any professionally assessed repairs. A corner premium should buy something you will use. For rental or resale planning, request relevant comparable evidence rather than assuming the word corner guarantees stronger demand.
