Check stairs, usable rooms and registered plans before choosing a duplex condo.
A duplex condo can separate living and sleeping areas across two levels, but the label alone does not describe its usable space or legal boundaries. Before buying in Phuket, compare the actual plan with a single-level alternative that meets the same household needs.
Trace an ordinary day
Walk from the entrance to the kitchen, bedroom and bathroom. Count the trips your routine requires between levels, including carrying luggage or laundry. Check where visitors use the toilet and whether someone can rest while others occupy the living room.
Ask for measured floor plans and sections. Identify stairs, landings, sloped or low areas and open voids rather than treating every advertised square metre as equivalent usable space. An attractive upper gallery is not necessarily an enclosed bedroom.
Reconcile the physical and legal layout
Have independent advisers compare the finished unit with the registered plan, title-related documents and approved changes. Establish whether both levels belong to the same unit and what rights accompany any terrace. Two entrances or a duplex description do not establish two independently rentable homes.
For an off-plan purchase, check the signed drawings and specification instead of assuming the show unit is identical. Ask a suitable inspector about stairs, guarding, lighting, ventilation and installed systems. Do not improvise alterations to connect spaces or enclose a void without technical and permission checks.
Compare ownership costs
Obtain current estimates for cleaning, cooling, repairs and access to high fittings. Review available bills with occupancy context. The cost of a duplex cannot be inferred from its floor count alone.
Review developers, compare districts and ask Phuket Stay Pro to compare duplex and single-level condos against your daily routine.
Fact-check flags
Registered area, permitted layout, ownership, stairs, technical condition, alterations, rental use and costs require unit-specific confirmation. No additional bedroom, conversion right or income premium is guaranteed.
Compare properties before you buy
Start with the location and buying goal. Compare handover dates, ownership options and payment terms; confirm the current price and availability for the selected unit.
