Auction terms set the funding clock. Confirm the deposit, balance date, permitted payment method and extension process before entering a bid.
Short answer: treat auction financing as cash you must be able to deliver under the lot's written terms, not as an ordinary purchase with a flexible mortgage close. Before you register, confirm the bidding security, how it is paid and returned, the balance deadline, accepted payment methods and whether an extension can even be requested. Get lender timing in writing; do not bid on a hoped-for loan.
Build the funding plan from the current notice
The LED Manual for Buyers describes procedures for immovable-property sales, including the sale agreement and balance payment. A manual is a guide, not a substitute for the current case notice, applicable regulation or a written direction from the executing officer. Deadlines and conditions can differ by lot and may be updated.
Ask your bank whether it will finance an auction purchase, this property type and this buyer. Confirm valuation, security, account, loan approval conditions, drawdown date, currency, transfer documents and the time funds need to clear. If you are a foreign buyer, ask the Land Office and bank what source-of-funds evidence is needed for the planned ownership category. Keep purchase money and separate costs available without relying on an unapproved application.
Prepare a dated payment calendar with the exact recipient, reference, transfer route, cut-off time and contingency. Ask a Thai lawyer to explain what happens to the deposit if payment is late and whether the announced extension route applies. Phuket Stay Pro can help organise a buyer checklist before you commit; see buying support, our mortgage readiness guide and the auction listing guide.
Fact-check flags: payment deadlines, security amounts, extension grounds, bank lending and foreign-transfer documents are case-, bank- and date-specific. Confirm them in the current notice and with the executing office, lender and independent Thai counsel.
Compare properties before you buy
Start with the location and buying goal. Compare handover dates, ownership options and payment terms; confirm the current price and availability for the selected unit.
