Define the service you are charging for

Airbnb's pet-fee guidance says the fee should cover expected cleaning after hosting pets. Keep ordinary additional cleaning separate from unexpected damage and any refundable security arrangement. Follow the platform's current rules on assistance animals; do not automatically apply an ordinary pet surcharge to them.

Ask your cleaner to identify the additional tasks for the actual property: upholstery, floors, outdoor areas and the final inspection. Agree the scope and obtain a quote rather than choosing a fee because a neighbouring listing uses it. Do not count the same task in both the ordinary cleaning charge and the additional-cost model.

Test the property between bookings

Review washable covers, storage for cleaning equipment and the route from outside to living areas. Confirm how the team will inspect the home before the next guest. For a Rawai villa, include outdoor cleanup and access arrangements where relevant; for a condo, confirm the rules for common areas with the building.

Keep the listing accurate about permitted animals and restrictions, subject to applicable law and platform policy. Obtain qualified advice where those requirements conflict with the building's instructions. Do not advertise acceptance while leaving the manager to resolve permission after a booking arrives.

Reconcile the result

Track the fee collected against actual extra labour and supplies, applicable charges and any additional downtime. Record damage separately with appropriate evidence and the relevant claims process. Avoid treating every mark as chargeable damage or assuming a claim will be paid.

Review several completed stays before concluding that the policy improves the net result. Any claim about increased bookings needs relevant evidence, not a larger number of inquiries alone.
