Check access credentials, visitor procedures, CCTV coverage, incidents, contracts and funded upgrades before buying.
A staffed lobby does not prove effective control
Ask how owners, tenants, guests, contractors and vehicles enter the building. Review key and card registers, lost-credential cancellation, visitor logs, delivery and contractor rules, parking access, emergency override and the handover process when a unit is sold or rented.
Request incident summaries, CCTV locations and retention policy, maintenance records, security contracts, data access authority and planned upgrades. Walk entrances, parking, lifts and unit corridors at different times. Reconcile deficiencies with budget and insurance. Read condo governance checks, districts and buyer service.
Next step
Phuket Stay Pro can add access and security records to condo due diligence.
Fact check
Security procedures, CCTV legality and retention, privacy, staffing, contracts, incident reporting, insurance and upgrade costs vary by building and date. Verify current records and qualified advice.
Compare properties before you buy
Start with the location and buying goal. Compare handover dates, ownership options and payment terms; confirm the current price and availability for the selected unit.
