A Dining Balcony in Phuket: Check Usable Space Before Buying
If outdoor meals are part of your Phuket condo brief, assess the balcony as a working dining space. An advertised area or a photograph of a small table does not show whether your household can sit comfortably while keeping doors and circulation clear.
Measure the arrangement in use
Ask for a measured plan and the dimensions of the furniture you intend to use. Allow for chairs pulled out, people passing and the door opening. Note columns, equipment, drains and changes in level. A long, narrow balcony can have substantial area while leaving little room around a table.
Try the route from the kitchen with permission during a viewing. Check whether carrying plates requires moving furniture or passing through a bedroom. Confirm that the furniture shown is included in the sale; a staged photograph does not establish the inventory.
Visit at meal times
Observe shade, glare, wind and privacy when you expect to eat outside. Assess the outlook from a chair rather than only from the railing. On a Phuket coastal balcony, curtains and screens may change both comfort and the view. Do not infer year-round usability from a calm viewing day.
Ask the building about outdoor furniture, screens, awnings and cooking equipment. Do not assume that owning the unit permits an enclosure or barbecue. Have relevant safety, drainage and condition questions assessed independently, without leaning over railings or moving fixed installations.
Compare the alternative
Compare a home with a practical balcony against one with a better indoor dining area using the same total budget. Include suitable furniture, storage and any approved changes based on current quotations. A balcony premium should reflect a feature you will actually use, not an assumed rental uplift.
For rental planning, describe capacity and access accurately and seek evidence before projecting higher rates. Keep the balcony's permitted use separate from its physical appearance.
