Confirm the project-level foreign ownership position and transfer documents before treating a condo as foreign freehold.
Marketing language is not quota evidence
A listing marked foreign freehold does not reserve quota for your transfer. Ask the condominium juristic person and independent lawyer which current certificate or confirmation is required, when it can be issued and whether pending transfers could affect availability.
Match the buyer name, unit title, registered area and money-remittance evidence to the transfer file. Make quota availability and acceptable documents explicit conditions, with a remedy if transfer cannot proceed as promised.
Use the foreign-quota guide, FET guide, unit identity check and buyer service.
Next step
Phuket Stay Pro can coordinate the quota, bank and title evidence before commitment.
Fact check
Quota calculations, certificate format, banking evidence and Land Office requirements are current-building and transaction specific. Verify them with the juristic person, bank, Land Office and independent counsel.
