
Compare the actual unit’s access, privacy, light and daily routes before choosing a floor.
The best floor depends on how you will use the specific apartment. A ground-level home can make arrivals simpler, while an upper floor may change the view and exposure to shared spaces. Neither is automatically quieter, safer or easier to resell. Walk the route and ask for records that apply to the building you are considering.
Test the day-to-day route
From the parking area or drop-off point, follow the route to the unit with groceries, luggage or a mobility aid in mind. Check how many doors, stairs and lifts are involved, whether lifts serve the relevant parking levels, and what the building says about emergency routes. Ask the juristic office for current lift maintenance and outage information. A lift brochure is not evidence of present reliability.
Compare the unit, not just the floor number
Visit at more than one time if practical. Listen with windows open and closed, look for privacy from neighbouring windows and shared walkways, and note direct sun, glare and how the room ventilates. At ground level, inspect the actual boundary and any garden or terrace rights in the documents; a view of planted space does not itself establish exclusive use. On higher floors, examine balcony doors, wind exposure and what is visible from nearby buildings.
Check the building file
Review current rules, insurance information, maintenance records and approved plans with independent advisers. For fire safety and emergency movement, request the relevant building documents rather than assuming a particular floor is protected by height alone.
