Read reserves, capital plans, arrears and owner approvals before assuming the current common fee covers future repairs.
The monthly fee is only one layer
For a Phuket resale condo, request recent budgets, audited statements, sinking-fund balance and movements, owner arrears, insurance, major contracts, meeting minutes and a capital-repair plan. Compare expected lift, façade, roof, pool, fire-system and mechanical works with available cash.
Ask whether a special assessment is approved, discussed or likely; who must pay at transfer; and how votes and collections work. Model normal fees plus a plausible large repair rather than treating a low common fee as proof of affordability.
Use the juristic financial-health guide, mechanical systems guide, common-fee clearance and buyer service.

Fact check
Balances, liabilities, votes, planned works, collection rights and transfer allocation are building- and date-specific. Verify current originals independently.
