For a Phuket resale condo, request recent budgets, audited statements, sinking-fund balance and movements, owner arrears, insurance, major contracts, meeting minutes and a capital-repair plan. Compare expected lift, façade, roof, pool, fire-system and mechanical works with available cash.

Ask whether a special assessment is approved, discussed or likely; who must pay at transfer; and how votes and collections work. Model normal fees plus a plausible large repair rather than treating a low common fee as proof of affordability.
