Understand who designs, builds, supervises and warrants the project when the companies share owners or directors.

One group can contain several obligations

The sales brand, landowner, developer SPV, main contractor, designer and operator may be different entities. Obtain their legal names and roles, then identify common shareholders, directors, addresses and payment flows. Related parties are not automatically a defect, but they can weaken independent oversight and complicate recourse.

Ask who certifies milestones, holds insurance, issues warranties and remains responsible after handover. Compare claims with company records, permits, signed contracts and completed projects rather than a group brochure.
