Ask the seller or developer for the land title reference, parcel boundaries, current land-use category, approved site plan, building-permit documents and any project-specific environmental approval or conditions. Record document titles, dates, parcel identifiers and the authority that issued each approval. Have an independent Thai lawyer and qualified architect or engineer review discrepancies before paying a deposit. If the project promises a future use or building area, ask for the written approval that supports that exact claim.
