Before acting on “last unit” messaging, ask what each status means and obtain written confirmation for the exact unit you are considering.

Define the status labels

Ask whether reserved means a temporary hold, a paid reservation or an executed sale contract. Distinguish contracted units from transferred units and units withheld from the current release. Request the date of the schedule, its issuing entity and the building or phase it covers. An agent’s allocation may be smaller than the developer’s remaining inventory.

You do not need other buyers’ personal documents. A dated status explanation and confirmation from an authorised project representative are a starting point; confidential sales data may not be available. Treat information you cannot verify as an open question rather than filling the gap with assumptions.

Reconcile the offer with the unit

Match the unit number, floor, plan, orientation, ownership offer and price inclusions across the availability sheet, quotation and reservation documents. Ask how long the offer remains valid and what happens if a hold expires.
