Check consent, identity, ownership eligibility, payment trail, fees and tax before changing the named buyer.
Changing the buyer name is not an administrative shortcut
Start with the signed reservation and sale contract: identify nomination, assignment, amendment, consent, default and fee clauses. Explain the proposed change—individual, joint buyer, company or other entity—to independent Thai counsel before sending a request or payment.
Reconcile identity and corporate documents, signatures, source-of-funds and FET evidence, foreign-quota eligibility, payment receipts, developer records and transfer instructions. Require a signed amendment stating continuing liabilities and treatment of prior payments. Read the assignment guide, FET checklist and buyer service.
Next step
Phuket Stay Pro can organise the buyer-change file for independent review.
Fact check
Consent, eligibility, fees, taxes, quota, banking evidence and remedies depend on the contract, parties and current Thai law and practice. Obtain written professional advice.
