Phuket Off-Plan Completion Extensions: Buyer Consent and Remedies

Test every requested extension against the contract, evidence, notice rules, revised programme and buyer remedies.

A revised date needs more than a sales update

When a Phuket off-plan developer requests more time, identify the contract clause relied upon, the event said to justify delay, required notice, supporting records and the exact revised completion and transfer dates. Separate permitted extensions from delay caused by procurement, cash flow, redesign or contractor performance.

Ask for an updated critical-path programme, permit status, certified progress, funding evidence and a list of unresolved dependencies. Do not sign a waiver or amendment until independent counsel explains any effect on damages, termination, refunds, guarantees and previous defaults. Review milestone evidence, variation controls and buyer service.

Next step

Phuket Stay Pro can organise the contract, notices and construction evidence for review.

Fact check

Extension rights, force-majeure events, notice, damages, termination, refund rights, permits and programme status are contract-, project- and date-specific. Obtain independent Thai legal and technical advice.
