Area differences need a documented calculation
Record how the contract defines internal, balcony, wall and common-area measurements, then compare signed plans, approved drawings, survey evidence, the completed unit and the area proposed for registration. Do not assume every measurement basis is equivalent.
Ask independent Thai counsel to test the tolerance, price-adjustment, cancellation and remedy clauses. Reconcile any credit or extra payment in writing before final settlement. Read the contract-annex guide, handover checklist and buyer service.
