Check the insured project, policy period, limits, parties, exclusions and claims history before treating insurance as buyer protection.

An insurance certificate is not a completion guarantee

Ask for the current policy schedule, insured legal name, project address, contract value, coverage dates, limits, deductibles and endorsements. Reconcile them with the project company, land title, contractor, construction programme and your sale contract. Confirm whether works, equipment, existing property, natural hazards and third-party liability are included.

Insurance may respond to defined physical loss while excluding defective design, workmanship, delay or insolvency. Ask who receives claim proceeds and what happens after expiry or a contractor change. Use the developer checklist, project-land mortgage guide and buyer service.
