Phuket Off-Plan Defect-Liability Period: Closeout and Warranty Checklist

Turn the post-handover promise into a dated register of defects, responsibilities, access, deadlines and evidence.

Handover is the start of the closeout file

Before accepting an off-plan condo or villa, identify the contractual defect-liability period, its start date, covered work, exclusions, notice method and responsible entity. Record every snag with location, photograph, date, severity and agreed remedy. Keep signed handover documents, manuals, commissioning results, warranties and contractor contacts together.

Track access appointments, attempted repairs, retests and unresolved items. Ask an independent Thai lawyer and technical inspector how final payment, retention, set-off or other remedies operate under the signed contract. Read the handover snagging guide, specification guide and buyer service.
