Turn snagging and warranty promises into dated evidence, responsibility and escalation steps.
A warranty is useful only when the claim route works
Attach the signed specification, approved drawings, inspection record and handover list to the contract file. Record each defect with date, location, photo, severity and requested remedy. Check notice periods, excluded items, access rules, response deadlines, retention or final-payment leverage and responsibility among developer, contractor and suppliers.
Keep notices in the contractually accepted channel and preserve delivery evidence. Use an independent inspector for structural, waterproofing, electrical or recurring defects and obtain legal advice before withholding money. Review the handover checklist, construction evidence guide and developers directory.
Next step
Phuket Stay Pro can coordinate independent inspection evidence and a documented handover trail.
Fact check
Warranty scope, statutory rights, notice, limitation, retention and remedies depend on current law and contract. Use independent Thai technical and legal advisers.
