A new contractor does not inherit every obligation automatically

Obtain written notice of the change, legal names, appointment date, scope and handover between contractors. Reconcile permits, drawings, site records, completed-work certification, materials, subcontractors, warranties, insurance and the revised programme. Identify who owns earlier defects and unfinished work, and whether milestone evidence remains independent.

Do not accept verbal reassurance that the project is unchanged. Review notice, delay and remedy clauses with independent Thai counsel. Read the progress-evidence guide, developer guide and buyer service.
