Phuket Off-Plan Projects: Will Every Shared Facility Be Completed?

Check which pools, roads, clubs and services belong to your phase, who must deliver them and what happens if later phases change.

Treat the masterplan as evidence, not a promise

In a multi-phase Phuket project, the unit may finish before the wider resort, access road, clubhouse or landscape. A sales masterplan can show the intended destination without proving that every element is funded, permitted or contractually owed to your phase.

Build a facility schedule

CheckEvidence to request
ScopeContract schedule naming each facility and phase
TimingMilestones, dependencies and long-stop dates
RightsTitle, easement, membership or use agreement
CostCAM allocation before and after later phases
RemedyWritten response to delay, substitution or cancellation

Confirm whether temporary access or facilities can be withdrawn, whether later buyers share costs, and who owns commercial areas. Compare the contract with permits, EIA material where applicable, land plots and the current construction programme. Do not value a first-phase unit as though the entire illustrated masterplan already exists.

Use the developer checklist, construction-progress guide, developers and buyer support.

Next step

Phuket Stay Pro can reconcile the masterplan, contract and delivery evidence before reservation.

Fact check

Phase scope, permits, EIA conditions, facility ownership, completion dates, charges and contractual remedies are project-specific and may change. Verify originals with independent Thai legal and technical advisers.
