Map every retained amount to the signed contract, payment certificate, defect register and release condition. Before authorising payment, confirm that agreed defects are closed, retests passed, utilities work, handover documents are complete and the person requesting release has contractual authority. Keep dated photos, inspection notes, invoices and acknowledgements together.
Do not treat occupancy or key collection as automatic proof of completion. Record disputed items and obtain independent technical and Thai legal advice before withholding, offsetting or releasing funds. Use the warranty-claim register, milestone certificate guide and buyer service.
