Phuket Off-Plan Site Inspection Access: Buyer Evidence Checklist

Phuket Off-Plan Site Inspection Access: Buyer Evidence Checklist

Define inspection timing, access, safety, evidence, adviser attendance and remedies before construction disputes arise.

Progress photos are not the same as inspection access

Before reserving, identify when the buyer and independent adviser may enter the site, how much notice is required, who approves attendance and which safety conditions apply. Match access rights to payment milestones, concealed works, completion, snagging and the defect period. Do not rely on informal access offered by a salesperson.

Keep requests, refusals, photographs, reports and responses in one dated record. Independent Thai counsel should review whether the contract provides inspection, notice and remedy rights; a qualified inspector should define what can safely be concluded at each stage. Read the progress-evidence guide, handover guide and buyer service.

Fact check

Site access, safety rules, inspection rights, milestone certification, notices and remedies depend on the contract, project and current Thai law. Obtain independent legal and technical advice.
