How to Check Phuket Land’s Official Appraised Value Before You Buy

Thailand’s Treasury Department lets buyers search official assessed land values by parcel or document reference. Use the figure to understand a government valuation input; it is not the current market price or an independent valuation of the property.

Short answer: use the Treasury Department’s official property valuation search to look up the assessed value for the exact Phuket land parcel, then verify the result against the title and area with the relevant authority. This government figure can be used in certain registration-fee and tax calculations. It is not a market appraisal, asking price or substitute for a survey, title search or independent valuation.

How can you look it up?

Open the Treasury Department’s land assessment search. Select the current valuation account and Phuket province, then narrow by district/subdistrict and parcel or title information. The Treasury’s official instructions explain the search and area calculation. Make sure the parcel reference and area match the document supplied for the property; similar place names or an approximate map point are not enough.

Ask the seller or project for a readable copy of the current title and have a Thai lawyer or surveyor reconcile the parcel number, boundaries and registered interests. Save the search date and result, because valuation schedules have a defined period and can be replaced. The government search may provide an assessed amount for land; it does not necessarily value a villa, improvements, furniture, view, access or lease rights as a buyer would price them.

How should it affect your offer?

Keep three figures separate: the official assessed value, the seller’s asking price and evidence of comparable completed transactions. The first may feed a statutory calculation; the other two address market negotiation in different ways. Do not assume that a lower official figure makes an asking price fair or guarantees a particular tax bill. Ask the Land Office or transaction adviser to confirm which basis and current schedule apply to the planned registration.

Fact-check flags: valuation schedules, parcel data and the legal/tax basis applicable to a registration can change. Confirm the exact parcel, current schedule and transaction treatment with the Treasury Department, Land Office and qualified Thai adviser. Official assessed value is not market value, a negotiated price or a promise of transaction costs.
