Reconcile three numbers before transfer
A Phuket buyer may see an asking price, a negotiated contract price and an official assessed value used in parts of the transfer calculation. They are not interchangeable and none alone proves market value. Ask the lawyer for a written closing estimate that names the calculation base, payer and supporting document for every line.
Match the signed price and payment schedule to bank/FET evidence, receipts and the transfer-day statement. Independently test the deal against completed or credible comparables; a low assessed value is not proof of a bargain. Model a buffer for items that depend on owner status, holding period or Land Office treatment.
