Phuket Property Buyer Name and Passport Checks Before Transfer

Phuket Property Buyer Name and Passport Checks Before Transfer

Make the contract, bank evidence, quota letter and Land Office file identify the same buyer.

Small identity differences can stop a large transaction

Create one buyer identity sheet from the current passport. Reconcile spelling, middle names, passport number, nationality and signature across the reservation, sale contract, bank remittance, FET evidence, foreign-quota letter, powers of attorney and closing statement. Do not assume a shortened name or an old passport will be accepted without supporting documents.

Ask the bank, condominium juristic person and independent Thai lawyer what originals, translations, certifications or replacement documents are required before transfer day. Read the FET checklist, source-of-funds guide and buyer service.

Next step

Phuket Stay Pro can reconcile the buyer identity file before funds and transfer are scheduled.

Fact check

Bank, juristic-person, consular and Land Office requirements vary by buyer and date. Confirm current originals and acceptable corrections with each institution and independent Thai counsel.
