A September 2026 AREA survey gives useful context, but its island-wide estimates are not a unit-level stock list or a forecast for your project.
Short answer: AREA’s September 2026 survey is a useful snapshot of listed development supply, not a live register of available homes or a forecast of prices. It reports 13,779 units offered for sale in its provincial comparison and separately describes 90,597 units across 806 projects in a wider inventory table. Those figures use different survey categories; do not treat them as interchangeable or assume either describes a particular project today.
What can a buyer learn from the report?
The survey helps explain why a Phuket-wide headline cannot decide whether a specific condo, villa or developer offer is attractive. Ask for the survey date, scope, property types counted and whether a figure means new annual offering, all units in surveyed projects, or unsold units. The report itself estimates that the wider project set includes units already sold, so its total is not the same thing as current developer stock.
Before reserving, request a dated unit schedule from the seller or developer. Separate completed, under-construction and planned units; confirm which remain available, their tenure, foreign quota status where relevant, payment terms and handover status. Compare like-for-like units and independently verify title and project records. A portal listing or market report cannot prove that a unit is still for sale.
For a practical next step, see our Phuket buying guide, district guides and developer checks. Phuket Stay Pro can help assemble a dated shortlist and questions for each project; tell us your budget, intended use and preferred handover window.
Fact check: AREA’s survey and estimates are publisher research, not official unit-level Land Office transaction records. Definitions, available inventory and project status can change. Confirm methodology with AREA and current availability with the project before relying on a number.
