Phuket Rental Break-Even Occupancy: Build a Cost-Based Test
Break-even occupancy asks how many paid nights a Phuket rental needs to cover a defined set of costs. It is a stress test, not a forecast of achievable demand. Start with the property's actual management terms, operating bills and permitted rental model.
Define the calculation
For a simplified period with a consistent nightly contribution:
Required booked nights = fixed costs ÷ contribution per booked night.
Contribution is accommodation revenue retained after platform and payment charges, revenue-based management charges and variable costs. Spread turnover costs over the expected length of each stay. Include fixed management charges in fixed costs instead of deducting them twice.
Break-even occupancy = required booked nights ÷ genuinely available nights.
Exclude owner stays and planned maintenance closures from availability. If contribution is zero or negative, more bookings cannot solve this model. If required nights exceed available nights, the assumptions do not cover the selected costs.
Keep operating and cash tests separate
First calculate operating break-even. Then create a separate cash test including financing payments and planned cash reserves. Label each clearly; neither is a promised investment return. Do not count refundable guest deposits as income or depreciation as an immediate cash payment.
Phuket owners should model months separately because owner visits, pricing and closures can differ across the year. Test lower retained rates, shorter stays and higher maintenance costs. Use actual booking and payout records for a comparable property where available; an island-wide occupancy number is insufficient.
