Phuket Rental Tax Documents: Owner Reconciliation Checklist

Reconcile bookings, rent, services, deposits, fees, withholding evidence and owner statements before filing or distributing cash.

A payout total is not a tax-ready ledger

For every stay, reconcile the booking record with rent, separately charged services, discounts, cancellations, deposits, platform deductions, manager fees, utilities, repairs and the net owner payment. Keep contracts, invoices, receipts, bank evidence and any withholding certificate under one booking reference.

Require the manager to explain timing differences, owner-funded expenses, refunds and amounts collected for another party. A Thai tax adviser should classify income and services for the owner and operating model before returns are prepared. Review rental income evidence, utility reconciliation and management service.

Phuket Stay Pro can structure the manager-to-owner evidence pack for professional review.

Fact check

Income classification, withholding, VAT, deductions, filing, licences and document duties depend on the taxpayer, payer, service model and date. Obtain current Thai tax and legal advice; this is not tax advice.
