Separate display-room impressions from the layout, outlook and specification of the unit you reserve.

Phuket Show Unit vs Your Actual Condo: A Buyer Comparison

A Phuket show unit helps you understand a design concept. It does not by itself establish what your particular condo will contain or overlook. Before reserving, compare the display with the exact unit number, floor plan and signed specification.

Build a difference register

Photograph the display where permitted and list the features that influenced your decision. For each, record whether it is included, an upgrade, display furniture or still unconfirmed. Check kitchen appliances, fitted storage, bathroom fittings, lighting, air-conditioning and curtains.

Then compare dimensions and layout. A mirrored plan changes how rooms relate to light and neighbours. A display room can omit a column, service access or a site-specific ceiling feature unless the exact drawings show otherwise. Ask for clarification rather than assuming a mismatch exists.

Place the unit inside the building

Locate lifts, refuse areas, plant rooms, neighbouring balconies and the vehicle entrance. Mark the direction of the windows and the level of nearby structures. For a project around Bang Tao or Rawai, evaluate the actual surrounding plots; a beach-oriented marketing image is not evidence of the view from your floor.

Keep dated copies of the brochure and correspondence. Ask the seller to identify unresolved differences in writing and have independent Thai counsel review how specifications and any promises are incorporated into the contract. Legal effect depends on the documents and current law.

Use a table with four columns: display feature, contracted item, difference, resolution. If an essential feature remains unresolved, settle it before reservation or ask counsel to structure a suitable condition. Do not assume an upgrade quotation includes installation, tax or a delivery deadline.

Next step

Explore the developer directory, compare districts and ask Phuket Stay Pro to organise an exact-unit comparison before you reserve.

Fact-check flags

Actual plans, inclusions, views, upgrade prices, advertising obligations and contract remedies require project-specific verification. No claim is made that a named developer uses misleading displays.
