A title number is only the start
The face of a title identifies the parcel or unit, while registered dealings and burdens may appear elsewhere in the official record. A scan from an agent is not a current Land Office search. Ask an independent lawyer to obtain and explain the certified record, ownership chain, mortgages, leases, servitudes, court-related entries, cancellations and any mismatch with the seller or contract.
For villas, reconcile the land record with boundaries, access, building ownership and utilities. For condos, match the unit title, registered area, foreign-quota evidence and juristic-person documents. Make discharge or correction a documented closing condition rather than an informal promise.
