A villa may look easy to reach on a map while the last stretch makes daily use awkward. Before making an offer, drive or walk the complete approach, including the public road, estate entrance, gate, ramp and parking area. A route that works for a small car may not suit a larger vehicle, a delivery van or a future owner.
Try the manoeuvre
Visit with a vehicle similar in size to the one you plan to use. Check turning space, gradient, surface, drainage, visibility when leaving and whether another car blocks the route. Inspect the gate width and opening method. Ask where visitors, taxis, emergency services and maintenance contractors are expected to stop. If access crosses a shared road, obtain the recorded rights and current rules rather than relying on informal custom.
Look beyond the parking bay
Review the approved site plan and title documents with an independent adviser. Check whether the space is part of the property, allocated, common or merely shown in marketing. Note overhead clearance, charging or power points, lighting and water flow during rain. For a rental, test how a guest unfamiliar with the estate finds the home after dark.
