Match the structure to the records
Ask for the current site plan, building documents, completion records and any written information describing the annex. Have an independent Thai lawyer confirm what documents apply and what uses they support. Ask a qualified building professional whether the visible structure matches the plans and whether any alterations need further review. An agent’s description such as “guest house” or “staff room” is not a permit or title confirmation.
Test its everyday independence
Walk the route from the main home to the annex in rain and after dark. Check lighting, privacy, steps, thresholds and whether the occupants must pass through another household’s private area. Establish how water, electricity, internet, drainage and air-conditioning are supplied and billed. If there are separate meters, ask to see their locations and recent records; a separate entrance does not prove separate services or accounts.
Define the intended use before comparing value
If relatives will stay there, confirm the room and bathroom work for them. If staff will use it, confirm what facilities and access arrangements are actually included. If you expect to rent it separately, ask your lawyer and relevant local professionals to verify current permitted use, project rules, insurance terms and any operating obligations. Do not assume an annex can be advertised or occupied independently.
