Before taking over a staffed villa, reconcile employer status, pay, keys, records, duties and termination exposure.

Staff do not transfer like furniture

A resale villa may come with housekeepers, gardeners, drivers or technicians who hold keys, know systems and expect continuity. Before completion, identify the actual employer, written and informal terms, pay history, accrued obligations, work permits where relevant, access rights, personal data and any staff accommodation.

Decide in writing whether employment ends, continues or is replaced. Inventory keys, codes, vehicles, tools, petty cash, vendor contacts and maintenance knowledge. Build a privacy-safe handover and do not ask the seller's staff to accept new terms casually.
