Drainage is a route and a legal question

Inspect during or after rain where possible. Map roof water, terraces, pool overflow, retaining-wall drains, road channels, pumps and the final outfall. Ask who owns every crossing and whether recorded rights allow pipes or channels over neighbouring land. Look for erosion, staining, backflow, blocked culverts and downstream complaints.

Have an engineer compare levels, capacity and maintenance access; have counsel check title entries, easements, permits and estate rules. Do not accept a pump as the only resilience plan. Read the rainy-season checks, retaining-wall inspection and villa search.
