Prevent interrupted service and hidden balances by documenting every utility account at villa handover.
Keys do not transfer the accounts
List electricity, water, internet, waste, gas and any estate-supplied service. Record provider, account holder, meter serial, handover reading, deposit, balance, tariff basis and login or contact route. Photograph meters with date evidence and reconcile the last bills.
The contract should allocate arrears and state when each account or estate record changes. Keep owner access separate from the manager and define approval for tariff changes, new deposits or equipment replacement.
Use the handover checklist, utility setup guide, management agreement guide and management service.
Next step
Phuket Stay Pro can build a photographed utility register and controlled owner handover.
Fact check
Providers, tariffs, deposits, transfer procedure and estate rules vary and change. Confirm every account directly with the current provider and governing contracts.
