Verify a villa’s water storage, pumps, cleaning records and backup plan before buying or taking over.
Water storage can support a home during interruptions, but a tank alone does not show how much usable water is available or whether the system is maintained. Ask the seller or developer to trace the supply from the meter or source through storage, pumps, filtration and household outlets. Have a qualified plumber inspect the installation before handover.
Establish capacity and condition
Request the tank specifications, location, age, cleaning schedule, pump model and recent repair records. Inspect access for cleaning, overflow routing, drainage around the base, visible leaks and signs of contamination or corrosion. Confirm whether the system serves only the villa or is shared with neighbours, and whether the stated capacity is usable rather than nominal.
Understand interruptions and costs
Ask what happens if the mains supply or pump stops, who can arrange a tanker if that service is available, and how the cost is approved. Check whether filters need replacement and whether any treatment is required. Do not treat a seller’s statement about water quality as a laboratory result. Ask for recent test documentation where relevant and have concerns assessed by a competent provider.
For an estate, review shared-service obligations and maintenance charges. Compare the buyer checklist, Phuket area guide and ownership management support. Phuket Stay Pro can include utility questions in your viewing plan.
Fact-check: supply reliability, water quality, capacity and tanker availability vary by address and season. Verify the current setup with the local provider and qualified technicians; this guide does not guarantee uninterrupted potable water.
