Choose between a poolside and upper-floor Phuket condo by following a normal day inside each unit. Direct access to a shared pool can be convenient, while an elevated home may offer more separation from pool activity. Neither position guarantees quiet, privacy or a better resale price.
Test the poolside boundary
Stand inside the living room while another person walks along the communal path. Check sightlines with curtains open and at night when interior lights are on. Identify whether the terrace is privately owned, exclusively allocated or common property; ask for the supporting documents.
Visit during permitted pool hours and ask about cleaning schedules, lighting and equipment locations. Inspect the threshold and drainage with a qualified person if water exposure is a concern. For children or vulnerable residents, assess barriers and door controls with a suitable specialist. Convenience should not depend on leaving access uncontrolled.
Test the upper-floor route
Check the path from parking through the lift to the unit, including groceries and luggage. Ask about lift maintenance and emergency arrangements. Look for plant equipment above or beside the apartment: a higher floor does not rule out mechanical noise. Examine balcony privacy, shading and the actual outlook from sitting height.
For off-plan homes, locate these features on the building plan and ask which details remain provisional. Pool imagery in a brochure cannot demonstrate the sound, sightlines or route from your unit.
Compare evidence before paying a premium
In resort-style buildings around Bang Tao or Nai Yang, compare two units within the same project where possible. Keep floor position separate from size, orientation and furnishing quality. Request repair histories and comparable completed transactions where available; asking prices alone do not prove a floor premium.
