A shared gym is useful to a Phuket condo buyer only if it supports the routine they intend to follow. An attractive rendering or equipment list cannot tell you whether the room will be available at your preferred hour, whether the equipment works or whether every advertised facility is included.
Bring a real workout plan
List the activities you regularly do and inspect the equipment needed for those activities. Check working condition, space around machines, ventilation and the route from your apartment. Observe ordinary use at the time you expect to train. One quiet viewing is not evidence that equipment will always be available.
Ask for current opening hours, entry arrangements and rules for guests, tenants and outside trainers. Clarify whether the advertised gym belongs to the condominium or to a separate operator. If access depends on a membership or promotion, request the actual terms and renewal conditions.
Follow the maintenance responsibility
Ask who reports faults, who authorises repair and whether out-of-service equipment has an estimated resolution date. Look for a practical process rather than requesting private resident information. For an off-plan purchase, distinguish installed equipment from promised facilities and ask what your contract says about delivery and substitutions.
Compare the condo with an otherwise suitable home plus an outside gym. Include travel, membership and your expected frequency of use. Do not treat a shared fitness room as a guaranteed increase in rental income: its value depends on the property, guest expectations and actual operating standard.
