Staff Rooms in Phuket Villas: Check the Living Space Before Buying
A staff room can make a Phuket villa easier to operate, but a label on a floor plan does not establish that the room is suitable accommodation. Assess the space for the person who will use it, then confirm the documented use and operating arrangements before including it in your purchase decision.
Walk the whole service route
Start at the entrance used for deliveries. Walk to the kitchen, laundry and staff room without assuming that a separate door provides a practical route. Check whether movement crosses a guest bedroom, an exposed staircase or the only family dining space. Try the route with doors open and closed; ask how keys and access permissions will be managed.
Inside the room, inspect daylight, ventilation, privacy, storage and the route to a bathroom. Ask an independent inspector to assess moisture and relevant safety concerns. A bed placed in a storage room does not resolve those questions. Avoid counting the room as an extra guest bedroom without separate verification.
Compare two operating plans
Write one plan with resident staff and another with visiting services. List accommodation upkeep, cleaning, utilities and access arrangements separately from service fees. Obtain actual proposals rather than assuming the room will reduce the annual budget. If the room would be unused, identify a permitted alternative use before pricing a conversion.
Ask for the current plan, records of alterations, any occupancy arrangements and responsibility for repairs. Employment and accommodation terms require their own review; purchasing the villa should not be treated as automatic acceptance of undocumented obligations.
